DESCRIPTION:Consider a request for a rezone from A-1 to A-3 and a request for a Conditional Use Permit for Dave and Kelly Javan\, 702 N State Road 213\, Brodhead\, WI 53520 to make renovations to the existing barn to convert the upper and lower level into a dry venue. The renovations would be in accordance with the Town of Magnolia Zoning Code section 4.4 (C)(2)(f) for A-1 zoning or 4.6 (C)(1) for A-3 zoning. The parcel number is 024 04000601. This is a 4.020 acre parcel located in section 26 of the Town of Magnolia. The proposal has three phases. Phase one includes new electrical on the upper level of the barn\, new lighting fixtures and fans\, heating for year round utilization\, flooring\, south facing windows and doors leading to a sun deck that will lead to a veranda and venue signage and lighting. Phase two includes new electrical on lower level\, seating area on south end for outdoor gatherings\, new entrance door\, bathrooms\, small prep kitchen and additional areas for meeting rooms. Phase three includes a bar area for creating non-alcoholic drinks.
